FREQUENTLY ASKED QUESTIONS
Mold removal is a process of thoroughly cleaning areas of a building where mold has been discovered. Because this typically occurs where excess moisture is present, the areas inside and around basements and bathrooms are the most common sites of mold growth; however, mold can be a problem anywhere in the home, especially in a warm and humid climate.
Mold requires nutrients, water, oxygen and favorable temperatures to grow. Nutrients for mold are present in dead organic material such as wood, paper or fabrics; mold can also derive nutrients from some synthetic products such as paints and adhesives. Mold requires moisture, although some mold species can obtain that moisture from moist air when the relative humidity is above 70 per cent.
Many molds thrive at normal indoor temperatures; few if any molds are able to grow below 40 F or above 100 F. Outside this range molds may remain dormant or inactive; they may begin to grow again when the temperature is more favorable. Temperatures well above 100 F will kill mold and mold spores, but the exact temperature required to kill specific species is not well established.
We already know that mold needs a moisture and a food source to survive. But what other factors encourage mold growth? Here a just a few of the ideal conditions for mold growth:
Warm temperatures – Molds grow enthusiastically in warm environments, with temperatures between 70 and 90 degrees Fahrenheit as the sweet spot.
High humidity – Even if liquid water is not available, mold can get the moisture it needs from water vapor in the air (also known as humidity). Indoor relative humidity levels 70 percent and above are a major stimulant for mold growth.
Condensation – Condensation forms because of differences between air temperature and surface temperatures in a space. This can become a problem when condensation forms regularly on moisture-sensitive materials that can absorb the moisture and create an ideal environment for mold growth. Condensation inside wall cavities is especially common in very warm or cold climates, where extremely hot or cold air regularly meets cooled or heated surfaces.
Inadequate ventilation – Less air movement means less drying, inadequate humidity control and fewer disturbances to mold growth.
Damp building materials – Building materials can become damp for a variety of reasons. In some cases, building materials are not properly dried after a water event. Sometimes, regular moisture infiltration or water leaks prevent materials from drying completely. In other cases, high humidity and condensation can cause building materials to absorb and retain moisture from the air. And in the most unthinkable of circumstances, wet building materials are sometimes enclosed before they are completely dry, leading to trapped moisture and prolonged systematic dampness. In any case, damp building materials beg for mold growth because they provide both food and a moisture source in one package.
There are a few clear signs of house mold that help you identify if your home needs mold remediation:
Musty Odor, Often in the Basement Mold gives off a clear smell of mildew. Unfortunately, some have come to associate this smell with basements and often don’t realize that a musty smell isn’t normal in a healthy environment. Because mold can hide out of plain sight, or often behind walls, it’s not uncommon to get used to the smell instead of realizing something is wrong.
Visible Mold Growths Obviously, if you see visible mold, you’ll know it’s there. That said, because of the conditions required to thrive, mold often grows in places that are very difficult to locate. After all, if they were in plain sight, you would likely fix the crack or remove the moisture. Chances are, if you can see mold, there’s more hidden nearby. While that’s not always the case, it’s important to realize that your health is at risk if you inhale mold spores.
The time it takes for the mold removal process depends on many factors such as how much mold is present, where the mold is growing (behind walls, etc.), the materials it grows on and how much of the property the mold has spread to. Most mold removal (remediation) takes anywhere from 1 day to 5 days on average depending on the above listed factors.
Buying a house or business with Mold is perfectly fine because the mold can be removed in most cases and the house restored to the perfect condition same as new. it would however be imperative to get a huge discount on the sale of the house to cover for mold removal costs and remodel
Home insurance policies usually don’t cover mold that resulted from a preventable water leak, flooding, or high humidity.
Home insurance companies also typically don’t pay for maintenance issues that insurers think a homeowner should have prevented. Insurers expect homeowners to proactively take care of those problems before they need to file an insurance claim.
Home insurance covers mold if a “covered peril” caused the mold. In that case, your home insurance policy will likely pay for repairs and clean-up.
